BUSINESS: This location was modeled after the very successful flagship operation that the owner had established, in a neighboring county. The company offers the freshest meats from their custom butcher shop, including a magnificent selection of steaks, as well as other quality meats, poultry and various sausages - a specialty item prepared in house. They are one of the few local stores to still offer freezer plans, and have several meat plans to provide customers with the finest products, while staying within a family food budget. Their delicatessen offers overstuffed subs, sandwiches and an assortment of salads, made fresh daily. They offer a full selection of premium deli meats and cheeses including a full line of Boar's Head products. Their sub rolls are proofed and baked on premises, and each week one sub is chosen to promote at a special price. The company is currently a purveyor to a few of the many restaurants in the area and this could easily be expanded by a more aggressive owner. There had always been plans to wholesale some of the store's meat products, but the lack of family support makes it difficult for the current owner to implement that idea. The company utilizes a number of marketing strategies to generate customer traffic. Their website provides information on the various services and meal plans offered, as well as providing weekly updates on specials and sale items. In addition to using regular promotional radio spots, the company also employs some very effective print advertising, which includes coupons in various direct mail publications and display ads in local newspapers.

FACILITIES: Since 2006, the business and facility has grown to employ 11, and it occupies approximately 2,600 square feet, with 75% of the total space used for retail and the remainder for food prep, office and storage. The building has a full basement, an exterior loading dock and an adjacent freight elevator. When the building was remodeled, the roof was replaced, the entire electrical system re-wired and an on-demand tankless water heater was installed. The property is divided into four climate zones. The facility also provides rental space for a beauty parlor and business office.

GROWTH AND EXPANSION: Absentee management of this business has proven to be ineffective. A full time management effort could increase volume substantially. With a more accurate overview, a new owner would profit from the location's strengths and make improvements where necessary. Available space is abundant, and it would be relatively easy to add a small cafe to capitalize on the strong lunch trade. Lottery sales are a distinct possibility, with a Quick Draw facility located in the cafe area. The exterior space would be a natural for a Farmer's Market or for outdoor seating.  As to competition, the location was chosen specifically because of the lack of direct competition in the immediate area.
